Yes. You do not need to be a resident or hold Spanish nationality to buy a property in Mallorca: both EU citizens and non-EU foreigners can buy freely. You will only need an NIE (Foreigner Identity Number) and, if you don't speak Spanish, I recommend having someone accompany you at the notary or working with a local translator or lawyer. I guide you through the whole process, from the search to the signing.
It depends on the type of property. For a new build you pay VAT (10%) plus AJD (stamp duty on documented legal acts, roughly 1.5%). For a resale property you pay ITP (Property Transfer Tax), which in the Balearic Islands ranges from 8% to 13% in brackets depending on the price, with reduced rates in some cases. On top of that come notary, land registry and gestoria fees. Before you start searching, I prepare an approximate calculation of the total cost so there are no surprises.
Yes, the NIE is mandatory for any foreigner buying a property in Spain. It is a number issued by the police, obtained in person in Spain or through a notarized power of attorney. It can take a few weeks, so it is best to start early. I guide you through the process and connect you with trusted gestorias so you have it in time for the signing.
It is a comparative market analysis, free of charge and with no obligation: I review the prices of similar properties in your area, the condition and features of your property, and current demand, and I give you a realistic asking price based on data, not guesswork. I also specialize in rural land valuation in Mallorca, a type of property that requires specific expertise. Request it on WhatsApp (+34 687 003 652) or by email (valentina.panissa@remax.es).
Yes. It is a common situation: owners living in Germany, the UK, Argentina, Mexico or any other country who own a house or apartment in Mallorca. You can sell without travelling by granting a power of attorney to a representative in Spain (it can also be signed at the Spanish consulate in your country), managing the energy certificate and the homeowners' association remotely, and using video calls for viewings if you prefer. I handle the valuation, the marketing and the coordination of the whole process, and keep you informed at every step.
The Golden Visa (residency through property investment of 500,000 euros or more) stopped being granted in April 2025. This does NOT mean foreigners can no longer buy: any foreign national can still buy property in Mallorca exactly as before. What has changed is only that buying a property is no longer, by itself, a direct path to residency. If you are looking for residency, there are other routes (the non-lucrative visa, the digital nomad visa, etc.) best assessed with an immigration lawyer; I handle the property side and connect you with the right professionals.
