Valentina Panissa places a RE/MAX FOR SALE sign at a property in Mallorca

Selling a home is a big decision. And if you do not know where to start, or you have been waiting for offers for months, it is normal to have doubts: is the price right?, am I reaching the right buyers?, am I missing any paperwork?

When selling an apartment in Mallorca, some mistakes can drag the process out or reduce your room to negotiate. The good news is that many of them can be avoided with planning, honest information and clear guidance.

These are seven points worth reviewing before and during the sale.

1. Setting the price based on what you need to receive

It is understandable to have a figure in mind. Maybe you still have a mortgage, you have already calculated what you want to do next, or you simply value your home deeply. But the price you need does not always match what a buyer is willing to pay for a property like yours.

What it can cost you: starting above market value can reduce viewings and leave the property listed for longer. If you later have to lower the price several times, some buyers may wonder why it still has not sold.

How to avoid it: separate your personal expectations from the market analysis. Also define how much you need to receive net, taking the costs of selling into account, but do not use that figure as a substitute for a pricing strategy.

In Palma de Mallorca, for example, the location, the condition of the building, the layout and the presence of a lift can each influence buyer interest in different ways.

2. Listing without a real market valuation

A property valuation in Mallorca is not about glancing at similar listings. The asking price reflects what another owner is asking, not necessarily the price at which a deal is closed.

What it can cost you: if you start from comparables that do not match your property, you may set an uncompetitive price or leave money on the table. A renovated apartment is not directly comparable with one that needs work, even on the same street.

How to avoid it: analyse similar properties considering the exact location, size and layout, condition, floor, natural light, outdoor spaces and current demand. It also helps to look at how long the comparable properties have been listed.

I can help you review these factors with a market valuation, with no pressure and no commitment. The idea is that you decide with data and a realistic expectation.

3. Using dark or improvised photographs

Photos are often a buyer's first contact with your home. A rushed image, with poor light or distracting objects, can make it harder for the buyer to understand how the space lives.

What it can cost you: less initial interest and fewer visits from people who might value the property in person. A poor presentation does not change the features of the apartment, but it can make them go unnoticed.

How to avoid it: prepare each room, open blinds and curtains, switch on the lights you need and check that the images show proportions and key details well. Keep the photographs faithful: presenting well does not mean hiding flaws.

In a professional sale, images are part of a plan, not a last-minute chore.

4. Not preparing the home before showing it

You do not always need to renovate. Often order, a deep clean, more light and small repairs are enough. A door that does not close properly or a blown bulb can give an impression of neglect, even if the apartment has other strengths.

What it can cost you: the buyer may focus the conversation on what needs fixing, instead of appreciating the layout, the light or the potential of the home.

How to avoid it: before making a major investment, identify which changes make sense. Remove personal items, clear surfaces and fix simple defects. Home staging — preparing the space to show its possibilities better — can help without turning the house into something it is not.

Which details should you prioritise? It depends on the condition of the property and who may be searching in that area. I will guide you with criteria and without recommending unnecessary expenses.

5. Listing it and waiting to see what happens

Placing an ad is not the same as marketing a property. To sell an apartment in Mallorca, you need to think about how it will be presented, where it will be promoted and which type of buyer it may interest.

What it can cost you: limited exposure can leave out people who would actually match your property. And if only vague enquiries arrive, you may spend time on viewings that go nowhere.

How to avoid it: prepare a clear description, well-made images and a promotion strategy suited to the property. The RE/MAX network gives reach to local and international buyers, but reach alone is not enough: enquiries must be answered and viewings organised with follow-up.

If your home could interest foreign buyers, make sure the information is clear and complete. In the article "How to buy a house in Mallorca as a foreigner in 2026" I explain some steps that help you understand their doubts during a purchase.

6. Leaving the paperwork for the end

Paperwork can look like something to sort out once a buyer appears. However, discovering late that there is a registry charge, an expired habitation certificate or pending community documentation can delay a deal that is already moving.

What it can cost you: delays, extra procedures and a harder negotiation if the other party is not clear about what they are buying or what remains to be resolved.

How to avoid it: start by gathering the title deed and an updated nota simple. Also check the latest IBI receipt, the status of the community and any outstanding quotas, the habitation certificate and the energy performance certificate. If you have a mortgage, ask your bank for the outstanding balance and the steps to cancel the charge.

The exact paperwork varies by property and municipality. For guidance, you can check the requirements of the energy performance certificate in the Balearic Islands and the information on the municipal capital gains tax (plusvalía) in Palma, if your property is in Palma.

It is also important to calculate how much money you will receive after the sale. Depending on your case, the municipal capital gains tax, the IRPF on the capital gain, the registry cancellation of the mortgage and the agreed estate agency fee can all play a part. There is no single figure: it depends on your tax situation, the municipality, the mortgage and the agreed conditions. Reviewing it in advance helps you move forward with no surprises.

7. Not filtering buyers, or negotiating out of fatigue

Receiving an offer can be a relief, especially if you have been trying to sell for months. But accepting the first proposal just to end the process is not always what suits you best. Nor will every enquiry become a real purchase.

What it can cost you: a rushed negotiation can lead you to accept terms you had not weighed up, or to commit without knowing the buyer's timeline and financing capacity.

How to avoid it: before responding, review the price, the terms, the timeline and how prepared the buyer is. Comparing an offer with your priorities and the market context does not mean rejecting it; it means deciding with criteria.

I prefer to explain clearly what I see, even when my recommendation is not the one you expected. The decision is yours. My role is to help you weigh the options and negotiate calmly.
